PROPOSALS for 150 new homes near Truro and 100 more in Camborne and Redruth are among the latest planning applications submitted to Cornwall Council.

Wessex Strategic Ltd has submitted an Environmental Impact Assessment (EIA) screening request in respect of a proposed residential development of 150 homes on land at Shortlanesend, near Truro.

The 8.5-hectare (21-acre) development site spreads across four fields, adjoining the north-western built-up edge of Shortlanesend to the south-west of the B3284 (Church Road). The northern boundary is next to agricultural land and the western edge abuts woodland.

A concept masterplan places a strong emphasis on landscape and biodiversity net gain, as well as managing potential issues with the site being within a critical drainage area and keeping areas underneath pylons free from development.

The plan is based on offering a range of sizes and scales of properties and would feature an appropriate mix of open-market and affordable housing. A supporting statement claims the design would be built to a high standard reflecting the local rural vernacular and built form of Shortlanesend and the surrounding area.

The proposal seeks to create a new access from the B3284, running through the site from north-east to south-west. It has been designed to accommodate access for emergency and refuse vehicles, as well as future occupiers of the site.

Another Ultimate Planning Performance Agreement has been submitted for a proposal to build 14 bungalows on land at Pengraze Farm, Carnmarth near Redruth. The site is currently a meadow. For more details, see the pre-application PA25/01251/PREAPP.
