PLANS are proposed to knock down a house overlooking the Gannel Estuary in Newquay and build a new development.
Pre-application advice has been sought for demolishing Beggars Roost at Riverside Avenue and constructing two detached dwellings within separate plots.
The plans follow a structural engineering report concluding “serious defects throughout the building.”
The report stated demolition and replacement would be the “most appropriate course of action.”
LTT Architecture, on behalf of the applicant, argues there is sufficient space on the plot for two properties and that multiple residential units being developed within single property plots in the neighbourhood is “not without precedent.”
The design statement said: “The site is located within the established residential area of Pentire, on the hillside overlooking the Gannel Estuary. It occupies a generous plot with a total frontage of approximately 28.6 metres.
“The site has a documented history of two residential units.
“The existing structure is in significant disrepair.
“A structural engineering inspection identified serious defects throughout the building, including extensive corrosion of structural steelwork, failure of retaining structures, ground slab settlement, and deflection of structural members.
“The report concludes that several elements cannot be remediated, and that demolition and replacement represents the most appropriate course of action.
“This provides clear justification for full redevelopment rather than repair or extension of the existing building.
“The proposed subdivision of the application site creates two plots each with approximately 14.3 metre frontage.
“Both plots are directly comparable to established plot widths in the vicinity and would comfortably accommodate detached dwellings with appropriate separation, amenity space, and parking.
“The subdivision reinforces, rather than disrupts, the existing pattern of detached development along the street.
“The local authority has previously accepted multiple residential units within single properties in the immediate neighbourhood.
“Planning approval was granted permission for the conversion of 89, Pentire Avenue to two units.”
