PLANS are proposed to build a new affordable housing estate on greenfield land near Redruth.

Cornwall Council has received a pre application to construct 51 affordable homes, parking and open space at Park Bottom in Illogan to help meet local housing need.

The homes with two or more bedrooms will have a minimum of two allocated parking spaces. The one bed flats will have one allocated parking space. Provision has been made in the proposed layout to provide a “sufficient” amount of visitor spaces.

Boon Brown Ltd on behalf of the applicant, MJL Community Homes & Coastline Housing, said: “The proposed development has been carefully designed in a manner that responds positively to the site’s context, characteristics and surrounding environment.

“The scheme provides a well-considered layout incorporating public open space, landscaping, sustainable drainage features and a network of pedestrian connections.

“The site benefits from access to a range of local services, community facilities, educational establishments and public transport connections. The existing public footpath network and established links to the surrounding area support opportunities for sustainable travel and enable future residents to access local amenities without reliance on the private car.

“The proposed layout has been informed by the site’s existing features, including established vegetation, public rights of way and existing infrastructure constraints. These considerations have helped shape a development that integrates with its surroundings whilst creating an attractive and functional neighbourhood.

“The architectural approach draws upon the character of nearby residential development, incorporating simple building forms and a complementary palette of materials that reflect the local area. Together with the proposed landscaping and public realm, this will create a cohesive and distinctive sense of place.

“Overall, the proposals represent a logical extension to the existing settlement, delivering much-needed new homes within a sustainable and accessible location while contributing positively to the character and quality of the surrounding area.”
