PLANS are proposed to demolish a thatched cottage in Newquay and build four residential properties.
Pre application advice for demolition of existing dwelling and erection of four two-storey semi-detached houses at Thatched Cottage in Treninnick.
The developer says the plans involve the redevelopment of the site as it would be financially unviable to repair and upgrade the property due to the “extremely poor” condition of the building
Business Location Services Ltd, town planning consultants, on behalf of Kernow Developments Ltd, said: “The application site is located off Treninnick and lies immediately adjacent to The Tavern which forms part of the north western boundary.
“The application site is fully enclosed by existing residential properties to the north eastern and south eastern boundaries.
“The proposed development involves the demolition of the existing thatched cottage on the application site. While the thatched cottage is not a listed building it may be considered to be a non-designated heritage asset.
“The thatched cottage is in an extremely poor condition, and a structural survey has been undertaken and accompanies this pre-application advice request submission.
“The structural survey report concludes that given the extremely poor condition of the building that it would require major rebuilding and refurbishment works.
“It is also the position that given the level of repairs required, together with consequential improvements required under the building regulations, it would be simply financially unviable to repair and upgrade the property to the required standard.
“The structural survey report concludes that the level of degradation is such that it has gone too far to make the building salvageable, and demolition is therefore the only option.
“The proposed layout and design provides for the demolition of the existing thatched cottage and erection of four two-storey semi-detached houses.
“Given the existing thatched cottage is located immediately adjacent the boundary of adjacent properties, it is proposed to resite the replacement building to provide a more acceptable layout that meets current policy requirements and design standards.
“It is considered the density of the proposed development is consistent with adjoining existing residential development.
“The pre application advice request therefore seeks to obtain advice from Cornwall Council as to the acceptability of the principle of the demolition of the existing thatched dwelling and the erection of four dwellings, including one replacement, together with advice in respect of the acceptability of the layout and design of the proposed development.”
