THE village of St Agnes could see rapid growth as outline planning permission for up to 75 homes has been submitted.

The residential development would be situated to the west of Park Kres, Penwinnick Road. It includes 30 per cent affordable housing but its appearance, landscaping, layout and scale would be ‘revealed at a later reserved matters stage’.

The developer, Obsidian Strategic, says in its supporting statement that vehicular access to the site would be from Penwinnick Road and will be designed to meet adopted highway standards.

With wildlife in mind, the statement says: “Public open space has been carefully designed to comply with policy requirements and to deliver a network of usable and attractive spaces. These areas will support recreation, habitat creation and wildlife mitigation, while retaining and reinforcing existing trees and hedgerows to strengthen landscape character and connect the site with the wider countryside setting.”

Pedestrian and cycle connections will also be provided to integrate the development with surrounding areas, including the existing public right of way to the south west and the St Agnes to Truro Saints Trail cycle path linking St Agnes and Truro.

The site does fall outside the Cornwall National Landscape but is located within the Cornwall and West Devon Mining Landscape World Heritage Site. Additionally, two Grade II listed buildings are located approximately 90 metres to the north and a Scheduled Monument lies around 250 metres to the west.

Immediately to the north, and to the east on the opposite side of the road, is the recent 39-property development at Fordh Kober, along with a proposed Co-op convenience store. To the south lies a small to medium-sized commercial premises, while the western boundary adjoins agricultural land.

To the south east, a rural exception site for 36 dwellings is currently under construction.
