This property used to be one of the last working mills in Cornwall and is now for sale along with its own wedding barn.

Melancoose Mill, in Colan, Newquay, was first constructed in 1899 and was used to mill grist and flour until it closed soon after World War II.

The property, which is Grade II listed, still has a water wheel and a mill pond, as well as period features including a round-arched granite doorway, arched windows and a hipped slate roof.

On the ground floor of the former mill is a large open plan kitchen and living room, a separate sitting room and a utility room.

The living room features the working gear of the water mill, and leads through to a conservatory area.

Upstairs, the first floor has the original mill loading door and is made up of four bedrooms and a master bedroom suite with a dressing room and an en-suite bathroom, while on the second floor there is an additional bedroom with an en-suite bathroom.

As well as the main building - known as Mill House - the property comes with a separate cottage called Melanroose Cottage.

In the cottage, which is currently used as a holiday let, there is an open-plan kitchen and sitting room, two bedrooms and a bathroom.

Also in the grounds is a large slate-hung barn which has in the past been used to host a 100-guest wedding, and includes a double garage, a workshop, a tack room and four stables.

The gardens of the property are laid to lawn and border a river, with fruit trees running along the side, while by the barn are a yard and paddocks.

Melancoose has been brought to market by Savills for a price of £1,450,000.

Chris Clifford, who is marketing Melancoose Mill on behalf of Savills Cornwall, said: “The ancient hamlet of Colan is steeped in history and this Grade II listed former mill house is something quite special.

“Painstakingly restored in the 1980s, its original features include a water wheel, working gear and loading door, however much as it honours its past, the property provides incredibly versatile accommodation for contemporary living.

“Its location completes the package, with its peaceful riverside setting being close to North Cornwall’s spectacular coastline.”
