PLANS to convert a Newquay hotel into holiday let apartments have been approved.
Cornwall Council has granted a lawful development certificate for the proposed use of The Glendeveor on Mount Wise to an aparthotel including internal alterations.
JL Planning on behalf of Opulent Invest in the planning statement said: “No external alterations are proposed as part of this submission.
“In terms of internal works, minimal alterations are required. Small kitchenettes are proposed in some of the rooms, but rooms used for accommodation remain as accommodation and rooms used for reception, lounge, dinner and garages remain as per their current use.
“Such accommodation is known as aparthotel or apartment hotel and is now a well-recognised use.
“This proposal is submitted on the basis that the use would not require planning permission and therefore the certificate should be granted.
“The level of accommodation is not changing, therefore there is no intensification in the use of the premises.
“This proposal is considered to be a straightforward submission whereby the proposed development would not represent a material change of use of the building/land that would require planning permission.
“I am firmly of the opinion that planning permission is not required for the proposed use of the hotel premises as holiday let apartments.
“To conclude, the council is respectfully requested to grant a certificate of lawfulness of proposed use.”
Cornwall Council’s planning department concluded the proposed change of use did not require planning permission.
The decision notice stated: “Based on the information provided, the proposed use would fall within use Class C1 and would not represent a material change of use of the building/land that would require planning permission.
“Consequently, planning permission is not required for the proposed change of use of hotel premises to holiday let apartments.”
