PLANS to build the second phase of a housing estate in Goonhavern have been approved.

Cornwall Council has given the go ahead for 40 new homes at the Grange off Newquay Road, which is being constructed by housebuilder Legacy Properties.

The scheme marks the second and final phase of the development. Construction for the first phase of 30 homes is now complete, with all homes reserved.

Building on the success of Phase One, this next stage will complete The Grange community, creating a total of 70 energy-efficient homes just five miles southwest of Newquay.

The award-winning Newquay-based developer will deliver a mix of open-market and affordable homes, designed with the same attention to detail, craftsmanship and sustainability that define Legacy’s developments.

Construction on phase two is expected to begin in spring 2026, with the first homes anticipated to be released later this year.

The approved scheme features a carefully balanced mix of property types, from three-bedroom homes to larger four- and five-bedroom detached family homes, designed to meet a broad range of housing needs. Over half of the homes will be allocated as genuinely affordable housing, including a pair of rare wheelchair accessible bungalows.

A Section 106 agreement accompanying the consent provides £155,000 in financial contributions towards healthcare, education, public open spaces, special areas of conservation, and improving biodiversity, as well as to the local school, ensuring that the benefits of the scheme extend to the wider Goonhavern community.

Each home will be built to modern energy-efficiency standards and incorporate a range of eco-friendly features.

Natural slate roofs, locally sourced stone and smooth render finishes will reflect the Cornish vernacular, while new green corridors, wildflower meadows and enhanced Cornish hedgerows will strengthen biodiversity and create natural habitats for wildlife.

The development also includes landscaped public open space, pedestrian links through the site and dedicated ecological buffer zones adjoining nearby woodland and watercourses. All homes will include EV charging provision and efficient water and energy systems.

The Grange offers residents a peaceful village setting within walking distance of Goonhavern’s amenities including its primary school, shop, pub and garden centre while being only minutes from Perranporth and Newquay.
