REVISED plans to build a housing estate and a day nursery in St Columb Major have been withdrawn following objections from the community.

Porthminster Beach View Ltd had submitted an outline planning application for up to 29 dwellings, a day nursery for up to 80 children, public open space and internal estate roads on land north of Dinas Road in Higher Bospolvans.

However, St Columb Major Town Council objected to the plans following concerns there is “inadequate” infrastructure in the area such as the road network and sewage system to support the development.

Twenty residents opposed the plans due highway safety and cumulative traffic impact concerns and due to pressure on “already overstretched” doctor’s surgery.

They also objected to the plans due to a “lack of clearly evidenced housing and nursery need,” ecological harm to protected and priority species as well as drainage and suitability of the site concerns.

St Columb Major Town Council stated: “We resolved by a majority to object to the application. The council believed the amendments did not resolve the material conditions on which it had previously objected on the grounds of inadequate infrastructure, especially inadequate sewerage and pressure up on the GPs' surgery, to support the development.

“Also increased traffic volume, especially at the end of the school day, which would be caused by the proposed development in an area adjacent to Newquay Road, which is already choked with parked cars and high traffic volume.”

Resident Clare Johnson said: “We already have one very large nursery just around the corner, which is not fully utilised there is room to convert some of the existing structure into further space if required.

“The road which will be used to access this field is already congested and has a large amount of traffic using it, this will further add to the congestion.

“The congestion created by the existing nursery and school already impacts this area significantly this again will further add to that.

“We are minutes away from the huge development that is Nansledan, which has a 25-year programme for housing development, therefore what need is there for further housing. This will also add to the overstretched resources in the village, the doctor’s surgery is already in special measures as it cannot cope with amount of patients using it.

“The centre of St Columb is often gridlocked with excessive amounts of traffic and narrow streets again this will further add to that creating more potential for accidents. The sewage system is also stretched, there were 16 declared overflows into the local river last year, which is 16 too many.”

Resident Michelle Ladd added: “The surrounding roads are already severely constrained, with single file sections, pavement mounting, and congestion during school peak times.

“Adding traffic from 29 dwellings and an 80-place nursery would significantly worsen an already unsafe situation. No convincing evidence has been provided that safe access can be achieved.

“Local services, including the GP practice, town centre roads, parking, and emergency access, are already overstretched. This development would add further pressure with no demonstrated capacity improvements.”
