PLANS are proposed to convert part of the Pentire gateway scheme into an aparthotel.

A planning application has been submitted for a change of use of 50 existing apartments at One Pentire in Pentire Avenue.

Cornwall Planning Group, on behalf of the applicant, states the remainder of the building, including retail units on the lower levels and communal facilities, remains unaffected by the planning application.

The affected units are located across the ground, first, second, and third floors of the development, with no structural alterations proposed.

The Voice previously reported that the owners No 1 Pentire Newquay Limited is in the process of negotiating with administrators an “agreed way forward” for the scheme, which consists of 74 apartments and is 95 per cent complete.

Sam Beilin from SBP Crisis and Risk Group, who is advising developer Stephens + Stephens, revealed the sales market is “very slow” in the area.

Cornwall Planning Group, in the planning application, said: “The design and access statement has been prepared in support of a full planning application for the change of use of 50 existing apartments located within the development known as One Pentire.

“The application seeks to change the lawful use of these apartments from a combination of residential and hotel use to aparthotel use.

“The proposed change of use does not involve any alterations to the external or internal structure of the building, and the existing apartment layouts and internal facilities will remain unchanged.

“Each of the apartments is a self-contained unit, including a kitchen, bathroom, and bedroom/living space. These units were designed and constructed to modern standards and remain in excellent condition.

“Under the proposed aparthotel use, the apartments will operate as serviced accommodation aimed at short-term visitors, with all bookings, maintenance, and guest services managed by a dedicated management company.

“Guests will continue to access the apartments via the existing secure communal entrance lobby located on the ground floor. Internal servicing, such as linen changes and cleaning, will be managed using existing basement storage areas, which are to be repurposed for this use. Parking, refuse storage, and cycle storage will remain unchanged and are already well-established as part of the wider development.

“We believe that the details submitted clearly show that the site can be developed in a way that the locality will not be adversely affected, indeed, there is a clear opportunity to provide a high-quality development to meet the needs of present and future generations.

“The proposed change of use of 50 apartments at One Pentire to aparthotel use represents a sustainable and beneficial reuse of a modern, well-located development. It will contribute to Newquay’s visitor accommodation offer, supporting tourism throughout the year and boosting the local economy.

“It involves no physical or visual changes to the building and will be managed in a professional and responsible manner through a dedicated operator. On this basis, the applicant respectfully requests that planning permission is granted for the proposed change of use. Overall, the proposed development of the site would represent sustainable development.”
