PLANS to build a new housing estate on greenfield land in the village of Illogan near Redruth are receiving opposition.

A developer has submitted a planning application to build 78 affordable houses on land off Bassett Road, comprising a mix of social rent and shared ownership dwellings, alongside external amenity space and parking.

Residents have objected stating Illogan infrastructure would not be able to cope with the housing scheme, but the developer argues the development would provide much-needed affordable homes, which would contribute “positively” to the continued growth of the village.

Olly Bartlett said: “In Illogan the roads are already too busy, and the doctors, dentists and schools are oversubscribed. Clearly this development is purely based upon greed and maximising the value of the land rather than caring about our community.”

Dr Wordsworth-Hale added: “Once again we are objecting to this nonsense. Why is it that an 80-house plot is rejected and now 78 is up for planning. Why would a deduction of two houses make a difference. This field in Bassett Road is agricultural land. Again, where is the infrastructure.

“Two doctors surgeries that cannot deal with the patients it has. A Boots pharmacy that has queues every day. A primary school that is full to capacity. Where will people work. They will have to travel far and wide to get employment. Causing more traffic and pollution out of this village. The destruction to the environment, wildlife and the people that live here will be horrendous.”

David Caldwell said: “I recognise the need for affordable housing, but I believe the proposed development of 78 homes would cause substantial and permanent changes to this location. My main concerns are traffic and road safety, the loss of open green space, wildlife and the effects on existing residents.”

4D Architects Studio, on behalf of applicant EBC Partnerships Ltd, stated the scheme will provide much needed affordable homes.

4D architects Studio in the planning application said: “The Illogan Parish Neighbourhood Development Plan recognises the need for additional housing and supports development that meets local needs whilst respecting the character of the parish. The latest Homechoice Register identifies 214 households with an affordable housing need within Illogan parish, demonstrating that demand for affordable homes continues to significantly exceed supply.

“The delivery of 78 affordable dwellings will make a substantial contribution towards addressing this identified need whilst providing homes in a sustainable location with convenient access to local services, schools, healthcare and public transport.

“The design has therefore been developed not only to respond to the site’s physical constraints and surrounding character but also to fulfil the wider objectives of national and local planning policy by creating a well-designed, landscaped neighbourhood that delivers much-needed affordable homes and contributes positively to the continued growth of Illogan.”
