PLANS are proposed to demolish a house overlooking Fistral Bay and build new properties within the grounds.
A planning application has been submitted to knockdown an existing dwelling and construct three dwellings at 5, Pentire Road.
The planning statement said: “This is a full planning application to demolish the existing two storey dwelling, replace with a three storey four-bedroom dwelling and construct two four-bedroom dwellings within the grounds to the south of the site.
The replacement dwelling will be accessed from the existing entrance, and the two new dwellings will be accessed by a new drive formed between the replacement dwelling and the existing dwelling at 6, Pentire Road.
The applicant wishes to divide the existing sites and provide three dwellings to a high visual and constructional standard. The dwellings to the south of the site will be sold on to finance the project and the applicant intends to occupy the replacement dwelling to the north.
“The proposed replacement dwelling will occupy the area of the existing dwelling and the new dwellings to the south will be in line with previous similar developments in the immediate area.
“The built form of the southern most dwellings will be a two-storey simple flat roof aesthetic with a reduced floor level to negate any overlooking to the existing properties to the south.
“The replacement dwelling will be a simple three storey flat roof aesthetic, essentially split in two, to form a glazed entrance atrium between the habitable spaces. Both dwellings incorporate balconies serving two functions.
Firstly, to enable the applicants and occupants to enjoy the magnificent views available to the site and, secondly, to provide shading to the window openings below which is much needed to reduce solar gain in the summer.

“The designs avoid unacceptable overlooking through careful window placement, separation distances and screening and loss of light and overshadowing are avoided completely.”
