AFFORDABLE homes near Camborne, Hayle and St Columb Major are among the planning applications submitted to Cornwall Council recently.

A plan for 97 affordable homes on land on the southern edge of Camborne has been submitted to Cornwall Council. If approved, the properties would be built on 2.5 hectares of land at Gear Farm in Pendarves Road.

A supporting statement for applicant Apex Land Ltd by Red Planning Ltd says: “The site is located on the southern edge of Camborne, well connected to local services, schools and transport links.

“The scheme responds directly to Cornwall’s critical housing need, particularly in Camborne, and aligns with the Government’s recent increase in local housing targets from 2,625 to 4,421 homes per year.”

It adds that the proposal delivers 100 per cent affordable housing, including a balanced mix of unit sizes suitable for a range of household types, which are ready for immediate construction.

The supporting statement continues: “The scheme incorporates sustainable design, including energy-efficient homes with air source heat pumps, solar PV, mechanical ventilation and heat recovery, EV charging, and high quality green infrastructure.

“Over 10 per cent biodiversity net gain is achieved, with hedgerow gains exceeding 50 per cent, and flood risk is mitigated through a Sustainable Urban Drainage Scheme.

“Heritage impacts are limited to less than substantial harm and landscape and agricultural impacts are minor and appropriately mitigated.”

GB Homes (SW) Ltd has applied for outline planning permission for a development of up to 23 new homes – including 30 per cent affordable properties – on land west of Hayle Golf Range in Wheal Alfred Road.

A supporting statement says: “We have also had a previous outline permission accepted for 15 dwellings. This proposal has more dwellings but is in line with those approved in the neighbouring areas of land.”

Porthminster Beach View Ltd has applied for outline planning permission for up to 29 homes, a day nursery for up to 80 children, public open space and internal estate roads on land north of Dinas Road, Higher Bospolvans in St Columb Major.

Outline approval was given in 2017 for a similar plan but with 26 homes. A statement says: “Following feedback from registered affordable housing providers for the proposed affordable dwellings on the site, amendments have been made to consolidate some detached units into terraces. This more efficient layout has increased the number of dwellings from 26 units.”
