A first floor apartment with ‘panoramic’ views in Chapel Street, Penzance, went at a leasehold price of £168,000.
The two-story property in Penzance town centre, with two bedrooms and allocated parking, was listed with a guide of £140,000 plus.
It was among 170 lots in the fifth sale of 2025 by Clive Emson Land and Property Auctioneers.
Auction appraiser Steve Appleby said: “This charming first-floor apartment achieved a final sale price nearly £70,000 above its guide.
“Its location on historic Chapel Street and such features as high ceilings, sash windows and panoramic views across Penzance harbour were among its draws.”
It was auctioned in arrangement with Stacey Mann Estates Ltd.

The parcel – measuring 0.15 hectares (0.37 acres) - at Long Rock was placed for auction by the local authority with a freehold guide price of £5,000 plus.
Auction appraiser James Lofthouse said: “There was keen demand for this land which meant it went for more than three times its guide.
“Its location close to Sainsbury's supermarket and Penzance park and ride were among the attractions for bidders. The new owner may envisage a number of different uses to capitalise on its location, subject to all the necessary consents.”
- At Penzance’s Redinnick Place, a terraced property with two bedrooms sold for £141,000 leasehold – well above its guide of £130,000 plus.
It was auctioned in arrangement with Andrew Exelby Estate Agents.
- A shop with a flat above in Holly Terrace, Heamoor, sold for £103,000.
Listed with a freehold guide of £95,000 plus, it was sold with a vacant ground floor – a former pharmacy – and a self-contained, one-bedroom flat above let at £8,925 per annum.
