PLANS have been submitted to build a new residential property in the back garden of a house overlooking the Gannel Estuary.

The scheme involves constructing a new dwelling incorporating revisions to an approved application on land south of Riverbank in Fistral Crescent.

B-Architect on behalf of the applicant said: “This application is being made as my client wishes to reduce the scale of the approved scheme.

“While the revisions are minimal, they do fall outside the parameters of a non-material amendment, so a new application is being submitted.

“The proposed application site fronts Riverside Avenue and forms part of the rear garden of Riverbank, Fistral Crescent.

“While the application site is in the garden of Riverbank it can’t be deemed as back land development as it fronts the highway and the proposed access to the site is off Riverside Avenue. The application site is currently the lower part of the rear garden of Riverbank and is currently overgrown.

“A preliminary ecological assessment has been conducted.

“The site is located within an area consisting of detached houses on plots of varying sizes and architectural styles from more traditional pitched roofed villas to a more modern architectural narrative dating from the late 60’s to 70’s predominantly flat roofed.

“Without a dominant architectural style evident, within the locality, the intension of this proposal is to provide a contemporary intervention.”
