PLANS have been submitted to build a new housing estate in Cubert.
Kingsley Developments proposes to construct 24 houses on land north of Highfields.
It is envisaged that the scheme will be a mix of bungalows and two storey houses.
The planning document states: “The application site is located on the eastern side of Wesley Road, accessed via the existing Highfields residential development to the south.
“The site comprises an area of undeveloped grassland located immediately adjacent to existing residential development at Highfields.
“The site does not contain any statutory ecological designations
“Vehicular access to the site will be taken from the existing Highfields estate road, which connects directly to Wesley Road. This access arrangement has been previously established and assessed as acceptable in highway terms.
“As an outline application, detailed appearance is reserved for future consideration. However, it is envisaged that the development will comprise high-quality contemporary dwellings that draw on the established character of Cubert and surrounding recent developments. Materials are anticipated to include a palette typical of the local area, such as rendered finishes, natural stone, and slate or slate-effect roofing, ensuring a cohesive and locally distinctive appearance.
“The scale of development is intended to reflect the surrounding residential context, which is predominantly two-storey housing.
“Building heights will be modest and appropriate to the village setting, ensuring that the development does not appear overbearing or visually intrusive when viewed from neighbouring properties or the wider landscape.
“The proposed outline application for up to 24 dwellings represents a sustainable and well- considered extension to the village of Cubert.
“The development makes efficient use of land, integrates with existing residential areas, and provides safe and suitable access.
“Informed by technical assessments, the proposals demonstrate that potential impacts can be satisfactorily addressed while delivering new homes in a sustainable location. The scheme therefore represents an appropriate form of development that accords with national and local planning objectives.”
