Purelight Architecture, on behalf of the applicant, in the planning statement said: “The existing site is broadly rectangular in shape, 47 metres long on a north-south axis and 19 to 13 metres wide on the east west axis.
“It is currently occupied by a single bungalow and outbuildings.
“At the southern end of the site, the adjacent properties to the south and west are occupied by tall, overbearing warehouse units positioned close to the boundary.

“At the northern end of the site, the remainder of the western boundary is adjacent to the drive and parking area of the Holywell House. An imposing three storey, flat roofed structure currently trading as a backpacker’s hostel. The eastern boundary is edged by neighbouring residential gardens.
“The northern boundary fronts Holywell Road and provides access into the site.
“The site is located in an area that transitions from the mixed use of the town centre and industrial development along the railway into a more residential suburban context.
“The indicative site layouts and floor plans present four to five residential units with associated parking,
“The layouts offer a two storey, pitched roof scale of development which seems appropriate to the context.
“Views are controlled within and outside of the site, protecting both indoor and outdoor privacy for the proposed and neighbouring developments

“Nationally described space standards are achievable in a mews/back lane form of development that integrates well into urban fabric and allows for enhancing landscaping. Parking is provided but given the location within the town centre this could be reduced.”
