NEW plans have been submitted to redevelop a residential property in Newquay.
The scheme involves the extension and alteration to 17, Trenance Road, which contains eight flats.

The plans would see the property converted into five units of accommodation that would include three two-bedroom townhouses, a one-bedroom apartment as well as a two-bedroom apartment.
LSC Planning, on behalf of the applicant, in the design statement, said: “A previous scheme that resulted in a total of six units was approved in February 2025, however following further review of construction costs, was found to be unviable.
“The site currently comprises a building that has been altered and extended over time and which has historically accommodated eight flats/studios within the original building and later rear and side additions.
“The current proposals seek to rationalise and improve the accommodation on the site through the partial demolition of later extensions, retention of two flats within the existing building, and the construction of three townhouse units to replace the less coherent and visually unsympathetic built form currently present to the rear/east of the property.
“The amended scheme has evolved from the previously submitted proposals and has been redesigned to provide a simpler and more contextually responsive form of development.
“The revised approach moves away from the earlier apartment-led redevelopment and instead introduces a more legible residential arrangement, with three townhouse units addressing Bay View Terrace, while retaining residential accommodation within the original building fronting Trenance Road.
The current proposal has been amended following further consideration of construction cost, buildability and viability, while retaining the broad redevelopment principles established through the approved scheme.
“It therefore represents a pragmatic and deliverable evolution of the approved development, rather than a departure from the accepted principle of redevelopment on the site. The principle of residential development in this location is well established.”
