A Newquay firm has submitted a redevelopment scheme to planners to grow its business.

TLS Solicitors in St Michael’s Road proposes to demolish its premises and construct a mixed-use building consisting of offices and nine residential units.

B-architect Ltd on behalf of TLS Solicitors said: “TLS Solicitors is committed to growing and investing on its established business in Newquay. The current premises acts as the head office with other satellite offices in Cornwall and London, and staff located in Newquay serve clients from all over the country.

“The existing building fails to reflect this commitment and presents an old-fashioned corporate image in an increasing competitive market. The company is committed to staying in Newquay but feels modern corporate premises will secure this for the future. The new premises are required to increase its client base and to assist the future expansion of the company. In addition, the scheme also provides two small offices at the lower ground level, which are anticipated to accommodate small start-up businesses.

“TLS has adopted a flexible working environment for several years with home working, and hot desking encouraged even within the existing floor area, which is cellular in nature consisting of several separate offices. This does not promote efficient working, cohesion and communication within the office. Therefore, to fund and address the issues TLS seek to redevelop the site.

“The proposal seeks to demolish the existing detached building which has operated as a solicitors for nearly 50 years since a change of use application from residential in 1977.

“The development will consist of parking accessed from Ennors Road at street level, with mixed use of commercial and residential elsewhere.

“The residential mix is, eight two bed flats and one three bed flat and the total commercial area, of the three units is 229m².

“The lower car park will provide 10 parking spaces at a lower level, two of which are disabled access. A new centralised vehicular access is proposed at St Micheal Road level, with access to a further six parking spaces, four to serve office space and visitor parking.

“Two of the spaces are accessible. Areas for bicycle parking and secure storage is provided in the lower parking area. In addition, pedestrian access is provided off Church Walk and St Micheals Road.”
