It had a freehold guide price of £375,000 plus in the third sale of 2023 by the regional land and property auctioneers Clive Emson. 

It sold prior to auction when an offer was accepted by the vendor.  

Senior auction appraiser Katie Semmens said: “There was significant interest in this property prior to auction.

“An offer was made in advance of the auction, which was accepted. Occasionally this type of sale can be agreed if the buyer is keen to acquire a property or land before it goes to auction.

“The new owner has acquired a property with opportunities for asset management and rental growth to maximise return on investment in this property.

“There is also potential for some form or commercial, residential or mixed development, all subject to the necessary consents.”

Extending to 0.18 hectares (0.45 acres), the site is currently part-let at £18,819 per annum.

Units at the yard are variously let as a yoga studio, storage, an artist’s studio, workshops, lock-up garages and as Atlas Garage for motor vehicle repairs.
