PLANS to demolish a former hotel near Mawgan Porth and construct housing on the site have been submitted to planners.
The planning application involves knocking down the Atlantic Heights and building eight dwellings.
The owners propose to redevelop the site as the 20 bedroomed detached property built in the 1930s has been underused for a number of years and efforts to market the property in 2025 resulted in no offers to purchase the premises.
Situ8 planning consultancy, on behalf of the applicant, said: “The hotel/guesthouse has been underused/unused for a number of years. As a result the planning balance in this case rests with either the need to provide for much needed housing or the retention of an under-performing hotel/guesthouse.
“We are of the view that the siting is favourable and with the closely related public transport links makes it ideal for a housing development and thereby making good use of previously developed land in a sustainable location
“We contend that the site due to its size is capable of accommodating this development including parking and amenity for future residents. Architects Harrison Sutton Partnership have provided an indicative layout plan demonstrating how the site could be used for the purpose of a mix of housing.
“The proposed development of the site would ensure that a well-mannered development would make effective and efficient use of the land and would not harm the character of the area.
“The proposal would be in keeping/compatible with the residential character of the area, and due to the extent of area proposed, would not result in the loss of otherwise valuable agricultural land.
